Recently Sold: What It Really Takes to Buy 40 Acres in Wisconsin

Buying land is very different from buying a home.

Recently, I had the privilege of representing the buyers in the purchase of an exceptional 40-acre property in Lyons, Wisconsin, just minutes from Lake Geneva. While the transaction is complete, the process behind it highlights why purchasing acreage requires experience, strategy, and attention to detail.

Many people see a beautiful piece of land and imagine the possibilities a private estate, hobby farm, hunting property, or long-term investment. What most buyers don't see are the many details that must be carefully evaluated before closing.

This property offered an incredible opportunity with a mix of productive farmland, open space, and rural privacy. Like many land purchases in Walworth County, however, there were several important factors that needed to be reviewed before my clients could confidently move forward.

Throughout the transaction, we carefully evaluated:

  • Property boundaries and survey requirements
  • Title review and ownership history
  • Existing farmland use
  • Farm lease considerations
  • FSA (Farm Service Agency) documentation
  • Zoning and future land use

Each of these items plays an important role in protecting a buyer's investment.

Land Transactions Require a Different Strategy

Purchasing acreage involves a level of due diligence that many buyers have never experienced.

Questions often include:

  • Can I build on the property?
  • Are there conservation restrictions?
  • Is the land currently leased to a farmer?
  • What happens to existing crops?
  • Are there easements or access agreements?
  • What are the property's future development possibilities?

These answers can significantly impact the property's value and your long-term plans.

Why Representation Matters

My role extended well beyond writing the offer.

Throughout the process, I worked closely with my buyers to review documents, communicate with the title company, coordinate inspections and surveys, answer questions regarding farmland documentation, and help navigate each step toward a successful closing.

Real estate isn't simply about buying property it's about helping clients make informed decisions while protecting one of their largest investments.

Thinking About Buying Land?

Whether you're looking for:

  • Recreational property
  • Farmland
  • Hunting land
  • A hobby farm
  • A future homesite
  • Investment acreage

having an experienced advisor can make the process significantly smoother.

Every piece of land has its own story, and understanding that story before closing is essential.
